This magnificent building was designed and operated as a fashionable retail store on a protected harbour in the town of Twillingate by the Hodge family in the late 1800’s. It is officially known as The Hodge Premises.
The building was restored employing local tradesmen in 2005 – 2006. The upper floor is a 3000 sq foot (approx) three – bedroom loft. The living room is 74 feet long by 25 feet wide (irregular) The kitchen is 20 feet x 19 feet with a large 6 ft square island counter and the original open shelves. The residence is equipped with 7 appliances all new in 2006 (built-in oven, full stove, fridge, small freezer, dishwasher, washer and dryer) There are two hot water heaters, one for the kitchen, one for the bathrooms and laundry.
The two guest bedrooms and bathroom with laundry facilities are located in the guest area which is separated from the main living-room by French doors. The guest area also has its own entrance off the parking lot. The master bedroom 14 feet x 15.5 feet, irregular with two large built-in closets), overlooks the harbour with views to the moon-rise and the sunrise out of each of the windows. The master bathroom is 16 x 12 feet.
Heating on the second floor is a propane fireplace in the main room (40,000 BTU) plus highly-efficient wall-mounted electric forced-air heaters in all but one room (the electrical service room has an electric baseboard heater).
The main floor is approximately 3000 square feet with a deck (20 feet x 16 feet) and two public washrooms, emergency lighting, exit signs, smoke detectors, new lighting, five ceiling-mounted forced air electric heaters, plus five smaller forced air wall-mounted heaters. The building has 600 amp service and all wiring is less than 20 years old or was new in 2005/2006 and is up to code. The roof was new in late 2005. All windows except the main display windows have new period-appropriate storm windows. All other windows except the front display windows are original to the building.
All but one of the exterior doors are wood and have been faithfully reproduced to match original doors wherever possible. The buildings piers were renewed, replaced or restored as needed and a new foundation wall on the parking lot side was constructed in 2005. Most of the clapboard was new in 2005 and almost all areas were clad in Tyvek under the clapboard. All plumbing is either new or in excellent shape and there are heat tracers on all water lines through to the upper residence for winter.
The parking lot can accommodate up to 16 vehicles. There is additional street parking. The main floor has three fireplaces. The chimneys appear very solid where visible and have been restored from the roof-line up. The roof was new in 2005.
The Hodge Premises is located just below the Anchor Inn (the only motel in Twillingate) and is close to a successful tour boat business and the Coastal Wharf. The road to the Premises is generally quiet, however, tourist traffic has been easily directed to the building from the main road with minimal signage when operated as a venue for large art shows.
This building is well-suited to a bistro/restaurant, inn, B&B, expedition centre, full or double residence, antique shop, art gallery or a gift shop catering to the many tourists who travel to this very picturesque and popular Newfoundland outport.
The Hodge Premises is now one of the most-photographed buildings in Twillingate. The mechanics and interior design of the building have been well thought out, yet are still flexible. It is currently a private residence and art studio. Several of the interior furnishings are included in the sale. A survey and floor plans are available upon request.

The Community
Twillingate is an active, historic, outport fishing village located on Iceberg Alley off Notre Dame Bay in the north central part of Newfoundland. The town has grown up around the harbour on two islands now joined by a causeway. It has a permanent population of 2,500 residents, a hospital, churches, grocery stores, hardware store, furniture stores, gas stations, gift shops, artists’ galleries, music venues and live theatre in addition to a vital fishing industry. There are currently three tour boat businesses, one motel, restaurants and several B&B’s. Twillingate is the second most requested destination for tourism information in Newfoundland. Winter in Twillingate is most often quite mild. Both spring and fall are late due to its location in the Atlantic and the returning Gulf/Greenland current.
